Vision

Kiryat HaMaslul is imagined as a new kind of Israeli neighborhood: walkable, green, human-scaled, and deeply connected to its place. Instead of erasing the past, we place it at the heart of the future. The old Herzliya airfield runway becomes the central spine of the neighborhood—a wide linear park, a pedestrian promenade, and a vibrant public realm where everyday life unfolds.

The vision is clear: a beautiful, low-rise urban neighborhood with no towers—streets with character, strong community life, and a contemporary interpretation of local identity.

The Story

For decades, Herzliya’s small airfield was a familiar part of the local and national landscape. Rather than paving over that memory, we transform it into the soul of the neighborhood. The historic runway becomes a 50-meter-wide green axis stretching through the entire site, surrounded by homes, cafés, community spaces, playgrounds, and shaded paths.

Along the runway rise rounded corner buildings inspired by Mediterranean modernism and the soft silhouettes of the former hangars. Inside the neighborhood, quiet streets are framed by courtyard buildings, lush gardens, and active ground floors—blending walking, cycling, and public transport naturally into daily life.

Planning Concept

The design of Kiryat HaMaslul is built on three core principles:

1. High-Quality, Low-Rise Urbanism – No Towers

Buildings range from 4 to 6 stories, arranged in perimeter blocks and courtyard structures that create intimate streets, wide sidewalks, and human comfort. This form delivers density without sacrificing beauty or livability.

2. The Runway as a Central Park

The historic runway becomes a generous linear park with lawns, trees, walking paths, bike routes, play areas, and seating. At night, warm lighting along the promenade turns it into one of the most distinctive public spaces in Israel.

3. A Complete Neighborhood with Daily Life at Its Core

The plan integrates commercial frontages along the park and the urban square, public institutions, senior housing, kindergartens, bike lanes, and public-transport connections. The public realm is the stage for daily life: cafés, casual encounters, children playing, and community interaction.

  • 1,940 residential units in a diverse mix of 2–5 room apartments
  • 350 senior-housing units in a dedicated complex
